What is the difference between a Draftsperson and a Building Designer?
A draftsperson needs no formal training, and as such must work for someone else. In the residential construction field, this can be an architect, building designer, or even a builder, and they are liable for their draftspersons work.

In Queensland, both professions require formal tertiary education, liability insurance, and registration. A Building Designer is registered and licensed by the Queensland Building and Construction Commission, and architect is registered with their state governing body. Both can design you a spectacular building, the important thing is to find one that has experience in the type of building you are after, as they often specialise in a certain field.

A building designer is a professional who designs buildings for another person or entity. They may work for builders or work directly for the consumer.
The building designer profession developed from the drafting services which served the building industry in the 1970s and 1980s. These people had gained a reputation of providing practical designs, understanding and listening to the client, and designing what the client actually wanted.
Why would I use a Building Designer rather than a project home builder?
A building designer will tailor your new home to your site, lifestyle and budget. A project home builder will often have a range of houses to choose from, but unless your site is flat and rectangular, and oriented the right way, any design you pick off the shelf will have compromises. Modifying a standard design is often offered as an option, but can add a lot to the final construction cost. Moreover, the design remains the property of that one builder, meaning you are locked in with them if you want that layout. Going with a building designer means you can maximise the result on your site, and retain ownership of the plans. Therefore you can price around different builders to find your best fit in regards to cost, level of finish, and suitability of the builder themselves.
